Terms and Conditions

Check In and Departure Times
Check in is between 4 pm and 6 pm and we ask that guests vacate their rooms by 10.30 am on the day of departure. Please contact us if you would like to check in earlier or later than these times. We can’t guarantee to be able to accommodate early check in or late departure.
Bookings
All prices are per room, per night bed & breakfast. Maximum occupancy is two people per room.
Deposit
A deposit equal to one nights stay is required to guarantee a reservation.
Cancellations
We reserve the right to keep deposits, where a cancellation is made within 30 days of the date of staying. And full payment will be required where a cancellation is made within this period subject to the owner’s discretion.
TT Bookings
We require full payment 10 weeks before the date of arrival; for cancellations after 10 weeks prior to arrival, the deposit is non-refundable and you may be charged for the full amount owing if we are unable to re-let the rooms.
How to pay
You may pay by Bank transfer with full payment on arrival (if not before). Most cards are accepted with the exception of American Express & Diners card.
Registration
Full contact details are required for all guests including telephone and email addresses.
Smoking
There is no smoking in any areas of the house, though you can smoke outside in the area provided.
Noise
We reserve the right to require guests who behave inappropriately to leave the premises without refund.
Damages to Property
We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to Seascape’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit/debit card, or send an invoice for the amount to the registered address.
Removal of Seascapes Property
We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing comes to light after the guest has departed, we reserve the right to make a charge to the guests’ credit/debit card, or send an invoice for the amount to the registered address.

Balconies

Please note for safety reasons no divider is put between Monaco and Lake Como balconies. Lake Como suite’s private balcony is the immediate balcony outside the French doors. Lake Como suite also has full use of the side balcony and exclusive use of the Hot tub & side balcony after 4 pm until 10 am. Please note all residents and guests can use the hot tub between 10 am & 4 pm.

Booking Policy

1: Damages Policy – damage to Seascape, we reserve the right to charge guests the cost of rectifying damage,
caused by the deliberate , negligent or reckless act of the guest to Seascapes property or structure. Should this
damage come to light after the guest has departed we reserve the right to make a charge to the guests credit /
debit card or send an invoice for the amount to a registered address.

4: Please note, guests use balcony’s, outside areas and facilities (including hot tub) at their own risk
6: Dogs maybe permitted – please request & subject to supplement £20
7: Polite notice: Please note we have 2 adorable dogs that live in the private quarters of the house (not allowed in
the bedrooms).
7: Deposit – A deposit equal to one nights stay is to be paid at point of booking and is required to guarantee a
reservation.
8: Cancellation Policy – Guest Cancellation- We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who
then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as
sympathetic and helpful as possible in such cases.
In the event of a cancellation, a £30 administration charge will be applied. We reserve the right to keep deposits,
where a cancellation is made within 30 days of the date of staying. Full payment will be required where a
cancellation is made within this period subject to the owner’s discretion
Guests failing to arrive, without notification, may be responsible to a charge equivalent of the total reservation
price.

Cancellation policy continued – We take all Bookings in good faith, as we are unable to judge reasons for
change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made
and that any booking made with Platinum Retreats for either accommodation or goods, services, meals or drinks
that are pre booked (verbal or written) forms a legally binding contract. For this reason we advise that you take out
a suitable insurance product to cover against unexpected costs such as cancellation fees.

9. Cancellation by Us – Should it become necessary for us to cancel a booking we will contact you immediately. Any
payments made will be refunded in full. Our liability will not extend beyond these conditions.
